Record when water appears

Ask the occupant for the date and a photograph showing the whole affected area as well as the mark itself. Note whether the report followed a shower, bath or other use. Include previous work on the bathroom, especially replaced fittings or recently renewed seals, when you describe the problem to ADI.

Check the bathroom and the affected area

ADI’s bathroom investigations cover showers, baths, sinks, toilets and hidden pipes. Equipment can include moisture meters, thermal imaging and small inspection cameras. Describe both the bathroom and the room below when booking, including whether they belong to separate flats, so the access needs can be discussed.

Keep everyone informed

Agree a visit contact for each area that may need inspection. Tell ADI if a bath panel is removable, where any existing access hatch is located and whether cupboards obstruct the pipework. Pass the appointment details to the tenant in advance. After the survey, keep the findings with the photographs and maintenance history for the next contractor.
